Rental Requirements & Property Guidelines

 

Our Properties

Our goal is to provide our residents with a clean, safe, comfortable, and well-maintained place to call home. We ask that all residents respect the property, their neighbors, and the terms of their lease. The following guidelines provide an overview of what we expect from our residents and what prospective tenants should know before applying.

Application & Apartment Showings

To respect the time and privacy of our current residents and property management, apartment showings are scheduled only after all prospective tenant(s) have completed an application and successfully passed the required financial and criminal background screening. If more than one adult will be residing in the apartment, each adult must complete the application and screening process. Completing an application or screening does not guarantee approval or tenancy. Once the application and screening process has been successfully completed, approved applicant(s) may schedule a showing of the available apartment.

Who Must Be on the Lease

All adults who will be residing in the apartment must be approved, listed on, and sign the lease. This applies to couples, spouses, partners, friends, roommates, or any other adults who intend to reside in the apartment. An individual may not lease an apartment on behalf of another person who has not completed the required application and approval process. Apartments are for private residential use by the individuals listed on the lease and may not be sublet or assigned without prior written approval. This is consistent with the occupancy and subletting provisions of our lease. 

General Property Rules

Residents are expected to keep their apartment clean, sanitary, and in good condition throughout their tenancy. Maintenance issues, leaks, damage, or potentially hazardous conditions should be reported to management promptly. Residents are responsible for damage caused by themselves or their guests. Smoking is not permitted inside the apartments or within 50 feet of the property. Waterbeds and dogs are not permitted. Other pets may be considered where applicable and are subject to property-specific approval and requirements. Residents may not paint, alter, renovate, or otherwise modify an apartment without prior written permission from management. 

Utilities

Residents may be responsible for utilities including electricity, water, gas, cable, and internet, depending upon the specific apartment or property. Utility responsibilities and any services included with rent will be clearly identified before entering into a lease. 

Property Inspections

Management conducts quarterly inspections with at least 24 hours' prior notice. These inspections help us identify maintenance needs and check for issues such as leaks, property damage, cleanliness concerns, pests, and other conditions requiring attention. 

Moving Out

At the end of the tenancy, residents are expected to return the apartment in the same general condition and level of cleanliness as when they took possession, excluding ordinary wear and tear. Residents may be responsible for cleaning, repairs, or damage beyond normal wear and tear as provided by the lease and applicable law.

Our apartments vary in size, layout, accessibility, and available amenities. Prospective residents are encouraged to review the specific apartment description and determine whether its size, layout, features, and location meet the needs of their household.

We provide equal housing opportunities and consider qualified applicants without regard to race, color, religion, sex, military status, familial status, ancestry, disability, national origin, or other status protected by applicable law.Rental qualifications, screening requirements, property rules, and lease requirements are applied consistently to applicants and residents in accordance with applicable Fair Housing laws. Ohio law specifically protects familial status in housing and rental advertising.
